Facilities would include an open space with walking trails, a swimming pool and pavilion, a dog park and a tennis court that could be converted into a pickleball. Sidewalks would be on both sides of the street, and the sidewalk and garage will be separated by 18 feet to prevent vehicles from blocking the sidewalks, according to the documents.
“The community is not intended to be limited by age and will target the local workforce, older people leaving family homes and young families,” the documents say. “Construction is expected to take between 18 and 24 months with no development staging. “
The proposal is expected to be presented to the Hall County Planning Commission on Tuesday, Jan.4, with
Williams Brothers Development LLC is seeking to dezone seven plots totaling nearly 33 acres for the development, which is also near White Sulfur Road.
Hall County planning staff recommend denial of the project, saying it is inconsistent with Hall County’s overall plan. Development calls for an overall density of 5.39 units per acre, or more than the recommended density of 2 units per acre if served by public sewers.
The planning board would forward a recommendation for approval or denial to the Hall County Board of Commissioners, which is expected to consider the matter at its February 10 meeting.
